Average home selling prices – What do they really mean?

So reports are flooding the market that Edmonton, Calgary and Vancouver are leading the nation in average price drops. Can’t argue that. The problem is that the average really doesn’t tell you anything about individual neighborhoods or different price points. Although fewer high-end homes are selling today than last month – or last year – the entry level market is unbelievably hot right now. The number of sales for homes under 400k in Sherwood Park has DOUBLED since March. First time homebuyers are finding themselves in the same predicament as they were 2 years ago when record sales were being reported. Although few will anticipate this to last…the market for entry level homeowners is far different than typical front page news. The best advise for someone looking to make a move is to seek expert advice from a Realtor that understands the specifics of the market – not just what everyone reads in the local press.
